Still talking to varies parties. I was finally able to recover the files off of my GNU/Linux desktop (XFS File System on the old Veloceraptor SATA drive), so I'm back in the thick of it. Matt Cozza and Dennis Walton have offered to look at the property. I can find a general contractor, I can find an architect. But the big question is this: Do I ask a for financing for simply 1) A new roof 2) building security 3) limited demolition; or Do I wait and submit a full construction plan? The building structural analysis tells me that I the front and rear exterior walls, which are load bearing for the new roof (With front-to-back joists in the new roof), could handle a new green roof; I'm concerned about project safety & security without fully budgeting in structural reinforcements to the basement IBeams and 1st/2nd floor joists. I also have reservations about having anyone work near the building without performing hazardous condition remediation (Mold after an additional two years of demolition). My best guess plan at this point is to ask a financing source for capital to: 1) Property acquisition 2) Building security (Board up the windows) 3) Limited demolition 4) Structural reinforcement 5) Hazardous material mediation 6) Temporary electrical service 7) Roof installation. If this plan is viable, we'll float it to the financiers first thing Monday. Gotta get these guys into the property.
